The Days Inn & Suites by Wyndham Trinidad is currently listed for sale exclusively through US Hotel Advisors.  The 57-room limited-service hotel was built in 1965.  The hotel was purchased by the current ownership group in 2019.  Since then, the Seller has remodeled more than 26 rooms and renovated the restaurant with total reported capital expenditures of over $775,000.  The Franchise Agreement commenced in September 2019 extends for a period of 15 years with no renewal options.  The renovation work listed above largely satisfies the change of ownership PIP.

The 4.6-acre property consists of four free-standing, two-story guest room buildings that provide drive-up parking to exterior room entrances.  Structures are block with brick facia.  A 0.58 acre vacant outparcel is contiguous to the north and accessible from the paved asphalt parking lot of the hotel units and commercial building.  It could accommodate some additional units or other retail use.  Guest amenities include a seasonal outdoor pool, an indoor spa, an exercise facility, and guest laundry area.  The hotel provides complimentary coffee and a limited selection of breakfast items.  The Sunset Bar & Grill is in the free-standing commercial building.  The restaurant seats 100, with a contiguous 25-seat cocktail lounge.

The Sheraton Hotel Denver Tech Center is currently listed for sale exclusively through US Hotel Advisors. The 263-key, 10-story hotel is a steel and concrete structure with a brick façade built in 1985. The property is located in Greenwood Village which is the southeast portion of the Denver MSA in the Denver Technological Center. Greenwood Village is an affluent community and DTC is an expansive commercial district that houses many businesses and major corporations within an office district that has held up very well post-Covid.

The hotel has recently underperformed due to its tired condition and fluctuating management which presents an opportunity for a buyer to acquire the hotel below far below replacement cost. The property was last renovated in 2013 and is the most dated hotel in the comp set. The hotel has been operated by three different management companies since 2019.  Upon completion of a change-of-ownership PIP, the property’s overall appearance and condition will be on par with its competitors and a stabilized operation will enable the hotel to exceed its pre-Covid RevPAR and NOI.
