The Sheraton Hotel Denver Tech Center is currently listed for sale exclusively through US Hotel Advisors. The 263-key, 10-story hotel is a steel and concrete structure with a brick façade built in 1985. The property is located in Greenwood Village which is the southeast portion of the Denver MSA in the Denver Technological Center. Greenwood Village is an affluent community and DTC is an expansive commercial district that houses many businesses and major corporations within an office district that has held up very well post-Covid.

The hotel has recently underperformed due to its tired condition and fluctuating management which presents an opportunity for a buyer to acquire the hotel below far below replacement cost. The property was last renovated in 2013 and is the most dated hotel in the comp set.
